A few minutes of prep gets you a more accurate number, faster.
Photos.
Turn the lights on. Take a wide shot from each corner, then close-ups of anything you want changed or anything that worries you: water stains, cracks, old wiring. If you can, add a photo of the electrical panel, the water heater or shut-off, and the outside of your home.
Video walkthrough.
1 to 3 minutes. Walk slowly and talk through what you want changed. Upload it to iCloud, Google Drive or Dropbox, set sharing to “anyone with the link”, and paste the link in the form.
Your goal.
One sentence on what you want the space to do for you. For example: “We want a main bathroom two people can use at once, with storage for towels and a shower we will still love in ten years.”
Needs vs. wants.
Needs are the must-haves. If they aren't in the final plan, the project isn't worth doing. Wants are the nice-to-haves you'd add if the budget allows. A bathroom example:

Budget.
Every project fits one of three levels. Pick the one closest to what you want, and we'll confirm it on your estimate call.
Signature
The room you show people or host in, or the addition that changes how the whole house lives. Everything in Full Renovation, plus a design partner who helps you land your style, builds mood boards and creates design drawings of the new space. Includes an additional six months of warranty as things settle, outlined in your quote.
Full Renovation
Down to the studs, built to work better. New layout, plumbing and electrical where needed, all new finishes and permits handled.
Refresh
New look, same layout. Finishes, fixtures, tile, lighting and paint. Walls and plumbing stay where they are.
Plan for a contingency on top of your budget for surprises behind the walls.
What happens next.
- Estimate call. We review what you send and call you with a realistic price range from Drew, who has seen and quoted projects of every size. No site visit needed yet.
- In-home consult. $500 plus HST, paid at booking to hold your spot. Usually two hours in your home with our project manager. We take photos, video and measurements, confirm your needs and wants haven't changed, and identify any structural work and potential challenges: anything that could change cost or timeline. Everyone making the decision should be there. Have ready: your needs and wants list, any drawings or surveys, and access to the electrical panel, water shut-off, basement and attic. Not included: design, drawings, renders or engineering. Those start after you sign. Need to reschedule? Give us 48 hours' notice.
- Firm quote. Arrives within 7 to 10 business days of the visit. It can be different from your estimate once the space is measured and the structure is checked.
- The 30-day credit. You have 30 days from the day the quote is sent to approve it. Sign within 30 days and the $500 is credited to your first payment. Don't sign? You keep the written scope for future planning.
